- Is the slab structural for post anchors, and what are its thickness, reinforcement, condition and edge distances?
- Do new footings require utility locating, excavation, spoil removal, rebar, concrete and return mobilization?
- How do frost depth, soil, drainage and uplift affect the local detail?
- For a deck, where do post loads transfer through framing to foundations?
- Who repairs waterproofing, finish, landscaping and hidden conflicts?
Make bids comparable
- Attach the same model document and site photos to every request.
- Require each contractor to identify included, excluded and owner-supplied work.
- Separate design/permit, concrete, anchors, assembly and inspection.
- Record exclusions, assumed soil/slab conditions and change-order rates.
