Material labels do not create a reliable price-per-square-foot average. Wood kits can shift cost into finishing and maintenance; aluminum kits can shift it into freight, anchors and accessories; motorized louvered systems add controls, electrical work and commissioning. Compare the exact SKU, outside dimensions, roof behavior, finish, published load documents, freight and included hardware before treating two kit prices as equivalent.

Do not use $19,030 as a benchmark. It is an arithmetic demonstration. A stocked manual kit on verified concrete and a custom motorized attached structure do not belong in the same “average cost.”
Resolve foundation scope before comparing kits
- Existing slab: obtain thickness, condition, reinforcement, edge distance and anchor compatibility—not just “concrete present.”
- New footings: price locating utilities, excavation, spoil removal, rebar, concrete, cure time and return mobilization.
- Deck: carry post loads to framing/foundation. Deck boards alone are not a structural footing.
- Attached: add wall load path, flashing, waterproofing and repair responsibility.
Send the same scope to every seller
- State exact outside dimensions, roof type, layout and accessories.
- Attach site photos and identify slab, deck, soil, wall and access conditions.
- Ask the seller to mark all eight lines included, optional, owner-supplied or excluded.
- Require exact-model wind/snow and anchor documents before paying a non-refundable amount.
- Record quote date, validity, lead time, deposit, cancellation, warranty owner and service path.
